You’re considering selling your home. Great, but have you thought of the most important things that could impact your sale? Here are a few things to think about before setting out the For Sale sign.
First, gather all of the paperwork you need. Those papers include service records for the systems in your home, such as HVAV, plumbing, electrical, roof, etc. Also gather recent utility bills, real estate tax bills, the mortgage papers and deed to the property. Having this all handy will save time down the road.
Buyers will ask things like when the roof was replaced, utility costs, maintenance schedules (and whether it’s been kept up on). If you haven’t kept up on them, then now is the time to get everything checked out and make any necessary repairs.
Next, make some updates or repairs elsewhere in and around the home. Things like replacing old light fixtures or your beat up mailbox. If you have pets, try and make the home look and smell like there have never been pets there. Clean carpets to remove stains and smells. Replace it if necessary.
Make sure to vacuum up pet hair that gathers in unused spaces and corners. Fix landscaping, hardscaping and fencing. Make the inside and outside spaces of your home sparkle like new. Also declutter and start packing away your things.
Lastly, if you know or suspect that a home inspector may say that a new HVAC system is needed, or the roof needs repair or replacement, get estimates. Even if you don’t plan on fixing them yourself, having estimates handy will help when the inevitable bargaining comes from buyers.
When they demand thousands in consideration of those needed fixes, having estimates that say it’s hundreds, not thousands, can be instrumental in keeping more money in your pocket.
