Kitchens and baths are the most expensive fixes and when buyers find outdated ones they tend to turn up their noses at a listing. This is true in any listing, low end or high. Unless a buyer is specifically looking for a fixer upper, an outdated kitchen and/or bath can be a deal breaker.

One caveat: don’t go cheap on your updates
If your home is the type that executives and luxury buyers will be looking for, they will also be able to spot a cheap update. If you want to sell and not have to lower your price, use quality, high end materials. Marble or granite for counters, high end appliances, high end tile or marble for the floors and showers. High tech is also something expected as well. Homes that can be controlled at home and away via tablet or smartphone, including your appliances is expected in a luxury home.
