Denver new construction is thriving and home buyers now have a choice about whether they should buy an existing home or buy a newly constructed home for sale that comes with a home warranty. What’s great about new construction? Plenty!

No matter how good it looks on the outside, inevitably there are huge problems once the walls start coming down. So you have to ask yourself, do you want to eventually deal with those problems?

Home warranty

With new construction you know what happens when something goes wrong? That home warranty kicks in and it gets fixed! Existing homes also can have home warranties, but they won’t have the years worth of warranties on new appliances, materials and so forth. A home warranty is a good thing. Be sure to put your copies of your home warranty info in a safe place.

You get to make the choices on color, etc.

Another great thing about new homes over existing homes is that you get to choose the floor plan, the colors in the home, the appliances and materials for your counters, cabinets and sinks, and lighting fixtures. In short, your home is YOURS from day one. No need to fix it up to how you can live with it a little at a time.

One of the last great things about buying a new house is the “how cool is it that we are the first ones to live here” part. It kind of speaks for itself. (no one else’s dirt, etc.)

Oh, and just to put a misconception to rest, new construction is not more expensive than existing homes.

Just be sure to do your homework and check out the builder!

Whether you go with a custom home on a lot you buy outside of a new development, or buy from a builder building new homes in a new development (or extending an existing development), make sure you are doing business with a reputable, licensed builder. Don’t take their word for it, check their licensing information with the state, check with the Better Business Bureau, state attorney general and local courts.
